Homebuying redux
Since the last homebuying update...
We had put an offer in on the house I referenced earlier (call it "MM" for lack of a better phrase). So at the same time as we offered on it, another buyer also offered. So we heard back from the agent that the other people had offered so much more than we had that the owner had decided to just negotiate with them. Ok fine.

So we keep looking around and found another place we liked in West Simsbury. We actually made an offer on this place (call it "D") on the way down to ATLARGE.

We: Ok, the list price is X, so we'll offer X-25.
They: That's too low, we won't negotiate with you.
We: Ok, we were just kidding, we'll offer X-12.5 instead.
They: How about X-2?
We: Uh, thanks but no thanks.
They: How about X-5?
We: Uh, never mind.

So that place goes under deposit last Sunday; on the same Sunday, we hear that the hosers who overbid for MM pulled out of the deal, citing some lame excuse as "We couldn't test the septic system because the ground was frozen." Our agent says this is preposterous, that septic system testers have equipment for this. Their agent says that they just seemed like they weren't really ready to buy, etc.

So we go back and make another offer. A few counter-offers later, we have a deal. Inspections next week, closing April 15th.

Congratulations! I'm sure you're getting a better deal than anyone buying in your ex-hometown, where prices continue to set records (median OC price just passed $555,000).

I had a good laugh reading the septic tank excuse. Perhaps "the hosers" jumped into the tank?

got Amarillo Slimmed into showing your down cards for free. Like participating in an auction, taking second, and later finding out from the seller that the "winner flaked out." The seller contacts you and says, "hey, wanna second chance," and ta-da, they've found you at the top of your demand curve.

Except that we made the same offer we had made before, the price the other people were allegedly willing to pay wasn't disclosed and we wouldn't have paid any attention to it anyway. So if the whole thing was an elaborate hoax to get us to pay more, it failed and ran a pretty good risk of running us off altogether. Since the house was listed in October and it's been vacant for at least two months...well, you know, there are some bad players out there.

Wow, congrats!

Less than a month until you close--that's really fast. Many moons went by from the time my offer was accepted until the time we closed.

That "higher bidder pulling out for some lame excuse" thing happens all the time. Basically, making an offer holds no actual weight in New York real estate (and I guess that has extended to the surrounding states).
